Structural Roof Inspection - Rockdale

NSW, Asset or industrial inspection (e.g. roof inspection) - Roof inspection

A structural engineering firm and strata corp engaged me to conduct a structural roof inspection across three large apartment blocks in Rockdale, following concerns raised by residents about water ingress, intermittent cable TV dropouts, and general ageing of the roofing across the complex. A consultant structural engineer was appointed to assess the findings, requiring high-resolution aerial imagery and video capable of identifying defects invisible from ground level. The inspection surfaced a range of findings that directly informed the engineer's remediation report: Collapsed antenna – identified on one block as the root cause of an intermittent cable TV signal dropout residents had been reporting for months, ending a fault that had previously gone undiagnosed Gutter obstructions – blockages on a second block were identified as the direct cause of localised flooding, giving strata clear justification and a precise location for priority clearing works Chipped tiles – dozens of individual chipped and cracked tiles were located and photographed with enough precision to be individually referenced in the engineering report, rather than described only in general terms Rusted valleys – significant corrosion was identified along multiple roof valleys across the blocks, flagged as a medium-term structural concern Severely rusted garage roofs – standalone garage structures were found to be in considerably worse condition than the main roofs, identified as a priority replacement item Debris accumulation – palm fronds and other large organic debris were located across several roof sections, posing both a drainage and fire-load risk if left unaddressed Overall roof condition – aside from the specific defects identified, the imagery confirmed the general roofing structure across all three blocks remained in acceptable condition, giving strata confidence that no emergency-scale intervention was required. Summary This inspection demonstrates the value of drone-based survey work at a scale and complexity well beyond typical residential jobs. Operating three large apartment blocks inside controlled airspace, bordering a total no-fly zone, required equipment selection driven entirely by regulatory constraint rather than preference — the Mini 4K's excluded RPA status was the only viable path to completing the job legally and efficiently. The methodical three-pass structure per block ensured findings were thorough, repeatable, and directly usable by a structural engineer, while active on-site coordination with strata staff kept the operation safe despite challenging wind, wildlife, and vegetation conditions. The result was a defect register precise enough to drive real remediation decisions — from a decade-old TV fault finally explained, to garage roofs flagged for replacement before failure.
